Lease expirations are calculated exactly to the day.
Example: A one year lease beginning on May 15 would expire on May 14.

Lease expirations are calculated to the same month, except for leases beginning on the 1st.
Example: A one year lease beginning between May 2 and May 31 would expire on May 31.
Lease length calculation varies depending on beginning date.
If the lease beginning date is on or before the day of the month, lease expiration is calculated to end of the previous month. If after the selected day, expiration is calculated to the end of the current month.
